Associates in Progress: Headwaters

Located just 30 minutes from downtown Austin, Headwaters is a 1,035-acre residential community that seamlessly combines the charm of the Texas Hill Country in close proximity to the city’s excitement. “Headwaters is a low-density development designed to showcase the natural features and views that define each property,” says Matt D. Matthews, regional development manager for Headwaters. “Five hilltops were preserved in the development to maintain the Hill Country aesthetic of the property. Because of this, each lot backs up to open space with no shared rear lot lines so each homeowner can experience more than 1,000 acres of open space.”

Recently, Headwaters completed its first phase, comprised of 50’, 60’, 70’ and 80’ lots and features new homes from Drees Custom Homes, David Weekley Homes and Trendmaker Homes. According to Matthews, who works with development professionals to plan, design and deliver infrastructure and amenities for the community, Headwaters has big plans in the works. “Our future phases are already being designed,” Matthews says. “The remaining 791 lots will be developed in four phases.” Properties within the Headwaters community cater to a variety of residents from families to empty nesters. “Our builders offer one- and two-story floor plans to cater to our residents,” Matthews says. “In addition to homes built specifically for a homeowner, each builder will offer several completed homes ready for immediate move-in.”

Optional outdoor living areas and expansive front porches will be offered by builders so homeowners can experience the Hill Country views and open space.

In addition to the community’s beautiful views and custom home options, homeowners can enjoy a variety of community features and experiences. “Our activity center, “HW Central,” will feature a resort-style, split-level pool with waterfall, a 2,600-square-foot state-of-the-art fitness facility, open air pavilion, and the “Hub,” a coffee shop and Wi-Fi café,” Matthews says. “Additionally, we will have an on-site Lifestyle Director who will facilitate social programming for the benefit of our residents.”

While the community boasts an attractive amenities package and quality homes, Headwaters’ location in Dripping Springs and the area’s expansive scenery set it apart from many other master-planned developments. “We will have an eight-mile trail system that will extend throughout the community to various points of interest, including access to future City of Dripping Springs parkland adjacent to the Little Barton Creek and Barton Creek,” Matthews says.
